Mosaic acquires properties both on its own account and in partnership with institutional equity partners.

Mosaic has no institutional imperative to put out capital and has a flexible investment mandate. Mosaic invests solely in situations that resonate. These range from stabilized situations with a predictable income stream and modest upside available to purely opportunistic transactions with enough profit potential to provide a good margin of safety on the investment.

Locations: Primarily Mid-Atlantic
Transaction Size: Typically between $5 million and $50 million
Yield Requirements: Commensurate with the risks and opportunities presented by each property
Property Type: Primarily industrial, retail and office
Tenancy: Multi- or single-tenant. Will consider single tenant with near term rollover
Acquisition Type: Fee and leasehold interest/distressed notes/REO
