In August 2014, Mosaic acquired Brafferton Center, a 94,142 square foot, neighborhood shopping center in the Garrisonville Road retail corridor off I-95 in Stafford, Virginia. Stafford is a fast-growing, affluent county that has experienced 40% population growth over the past decade.
The Garrisonville Road retail corridor is the closest shopping destination to Quantico and a regional retail destination for Stafford. Due to the low vacancy rate in the corridor, limited supply and high demand by retailers to be in the Stafford market, there is strong potential to increase rents and improve the tenant mix as below-market leases turn over.
The property is a well-performing neighborhood center anchored by a 43,520 square foot Sport & Health full-service, fitness club, one of the top performing clubs in the chain. Sport & Health is a destination anchor for Brafferton Center and brings exceptional daytime and evening traffic to the center that is complimentary to other uses. Further opportunity exists to upgrade the center with a tenant mix suited to the higher demographic that the Sport & Health brings.
The center currently has a mix of convenience and destination tenants including Sweet Frog (frozen yogurt), Dunkin’ Donuts, Avis, H&R Block, AT&T Wireless, Comfort Dental, Massage Envy, a dry cleaners and local restaurants, among others.
The acquisition offers predictable and secure cash flow through the hold period. When paired with favorable long-term financing, Mosaic was able to lock in an attractive cash on cash return.
